Pike County completes reappraisal for 2012

Pike County Assessor, Beckie Alden, is announcing a reappraisal has just been completed for properties in Pike County. State law in Arkansas requires all counties to reappraise real estate subject to property taxes every 3 to 5 years. State law also requires the assessor to notify property owners if the appraised value of their property was increased.  Appraised value increased for over 3,000 parcels of real estate in Pike County, and Notice of Real Estate Value Change forms have recently been mailed to those property owners as required by law.
The Arkansas State Legislature has passed several laws which protect property owners from seeing a big increase in property tax bills from year to year, even if the“appraised value” increases significantly.  The amount of increase in the taxable assessed value for properties is capped to not exceed 10% per year with few exceptions. Additionally, property owners can claim up to a $350 tax credit on the property which is their principal place of residence. You must apply for this homestead tax credit with your local assessor. Under the homestead, the amount of increase is capped to not exceed 5% per year.
Many of the increased appraised values in Pike County for 2012 assessments were due to an increase in the appraised value per acre for pasture land which is set by the state through the Arkansas Assessment Coordination Department.
    If you received a
Notice of Real Estate Value Change and have any questions or concerns, please feel free to call the Pike County Assessor’s Office at 870-285-3316. Assessor Beckie Alden welcomes and encourages all inquiries. Property owners who wish to appeal the appraised value of their property can make an appointment with the Pike County Equalization Board. Deadline for making appointments is August 20, 2012. Appeals can be filed in person by visiting or calling the Pike County Clerk at 870-285-2743 before the deadline, or by letter to the Pike County Equalization
Board in care of the Pike County Clerk.
Mistakes or oversights do sometimes occur.  So, Beckie asks that you please contact her office before filing an appeal as the Assessor or
appraisers may be able to take care of your concerns without the need for an appeal. The Assessor’s staff stands ready to explain or correct such
  issues.
